The one condition, in plain English
The price holds as long as the yard matches what you told us. If we show up and it's double the size, or there are three dogs instead of one, we'll walk it with you, show you exactly what's different, and give you the corrected price before we touch anything. Don't like it? Send us home. You won't owe us a dollar.
Nothing hidden
Two jobs, three yard sizes, three add-ons. That's the entire pricing structure, and it's all on this page.
A full clean is four passes: clear the debris, deep rinse, kill the smell, stand the fibers back up. The once-over is the first pass on its own, done properly. If your turf is buried after a storm and is otherwise fine, that is the whole job. If it smells or the fibers are flat, it is not, and we would rather tell you that now than take your money.

What you get
- Leaves, twigs, seed pods and storm litter off the whole yard
- Edges, seams and packed corners done by hand, where a blower won't reach
- Debris cleared off the turf, not blown into your flower beds
What you don’t
- No water. It is not a wash, and it will not shift stains or ground-in dust
- No enzyme treatment. If it smells, this will not fix it
- No power brushing. Flat, matted fibers stay flat
